ACCOMMODATION

We have three rooms all of which have en-suite facilities. We operate a non-smoking policy in the house. Wirelees internet access available also.

DOUBLE ROOM

The first floor offers a double room with en-suite shower room, towels, face cloths, bath robes, radio alarm clock, hair dryer, tea, coffee, drinking chocolate and biscuits. Along with a colour television and a king size four poster bed. Both the bedroom and en-suite have central heating which is thermostatically controlled from in the rooms.

The views from this room are over the gardens towards the valley and farm.

TWIN ROOM

The second first floor room provides an en-suite shower room, colour television, towels, face cloths, bath robes, hair dryer, radio alarm clock and facilities for making drinks but this room has twin beds. We have found this room is very much appreciated by travelling companions who are just away together rather than being couples.

The views from this room will show the animals in the paddock behind the house and across the valley.

GROUND FLOOR ROOM (suitable for wheel chair users)

We also have a ground floor suite which, we hope, will be of benefit to anyone who finds stairs a problem. This may offer a combination of accommodation to suit people travelling with a helper who would want their own bedroom which is adjacent to the main double room. It is sometimes used as an alternative twin room or a family room. So there is versatility.

The smaller single room has the en-suite bathroom leading off it; whilst the main room has a king size four poster bed. These rooms also have the facilities as outlined for the first floor rooms.

ACCESS STATEMENT

Great Pelean Farm is approached via a concrete farm drive. This has some wear and tear, but is sound. The drive runs down to a gateway to the front of the house. There are granite gate posts on both sides and a wooden gate. There is a sign on the wall stating Great Pelean Farm Bed & Breakfast. In the dark there are automatic lights that illuminate the drive.

The driveway to the front door is solid surface covered in a thin layer of chippings. There are 2 granite troughs at the end of the chippings. There is space to the left of these for access onto the paved surface which leads to the front door.

The porch door is 178cms high (low for many people today). There is a 6cm wooden step into the porch. The main door is solid oak and quite heavy, but help will be available with the doors.

In the hall there is slate throughout.

The guest lounge/ dining room has an oak floor whilst the ground floor bedrooms are carpeted. A rug is laid beside the four poster bed, but can be removed when necessary. The en-suite bathroom is laid with vinyl flooring.

There is a ground floor cloakroom which has a slate floor.

Alternative access

There is another drive to the side of the house. This is currently uneven but leads to concrete standing outside the ground floor rooms. From here there is a concrete path leading to a stable door which accesses the ground floor bedroom. At the start of the path there is a 5cm lip up to the level area. Outside the wooden stable door we have an area that is 30cms wide that has been dug up for pipe work and is therefore slightly lower than the rest of the concrete. We cover this with boarding to make it smoother access.

Once building work has been completed on our barn conversions there will be a pathway from the side of the house round to the front door. This is present now but is on an incline with chippings laid on top. It will be a solid concrete path in the future.

We have had several wheelchair users stay and some are able to use the front door whilst others find it easier to use the stable door into the bedroom.

Doorways are 78cms wide into the lounge / diner. 82cms into the main ground floor bedroom and 87cms into the smaller bedroom and en-suite bathroom.

In the ground floor bathroom we have a purpose built carpeted step to enable ease of access to the bath and shower. The step is 19in (48cm) wide, 5in (12.5cm) high and 31in (78.75cm) long. The height into the bathtub is 22in (56cm). The two first floor rooms have en-suite showers and the step into the one in Rashleigh (double room) is 11in (28cm) whilst the one in Edgecumbe is 13.5in (34.5cm).
